Construction Sealants Ltd are pleased to announce the completion with ISG on the Corn Exchange Project in Manchester City Centre. The £13 million contract will transform Manchester’s historic Grade II listed Corn Exchange into a four star boutique hotel. Works was carried sporadically out over a 3-month period as the project took shape.
The project involves the refurbishment of levels 2-5 of the iconic building, creating a 114-bedroom ‘aparthotel’ for operator Roomzzz.
The stylish layout of Roomzzz Manchester Corn Exchange uses a striking combination of existing brick walls and new partitioning to create four room types, from ultra-modern apartments to luxurious penthouses – all of which incorporate a fully equipped kitchen. The fit out specification includes high-quality tiling and floor finishes, with feature wall graphics. Amongst the most luxurious ‘Liberty rooms’ is a guest suite in the building’s iconic turret, accessed through a new spiral staircase.
Several management suites will be created and conserve & restore three architecturally listed stair cores to create an eye-catching historical feature within the hotel.
Guest facilities also include a gym, lounge and a ‘Grab and Go’ breakfast area.
This was the second phase of a wider £30 million investment to develop the building, this follows the refurbishment of ground and first floor levels as restaurant and bar accommodation, all of which will remain operational throughout the project’s duration. The building was also damaged in the IRA bombing of 1996.

Construction Sealants Ltd supplied and installed Everbuild S50 in various colours to match internal colour scheme on this project. To avoid pedestrian areas and live retail environments on the ground level, we are using the windows on the upper levels as access points for all site materials, with some of the windows measuring only 1.2m wide.
Everbuild Tecnic S50 Silicone is a mid-modulus, heavy bodied acetoxy curing silicone sealant that contains a powerful anti-fungal compound to prevent mould and fungal growth in areas of high humidity. The mid-modulus nature of this formulation gives improved adhesion and flexibility when compared to standard high modulus sanitary grades. Everbuild Tecnic S50 Silicone is perfect for sealing around all types of baths, shower trays as well as an expansion joint and corner sealing of ceramic tiles. Everbuild Tecnic S50 Silicone can be used for the sealing around sanitary fittings in domestic and municipal applications.This product comes with a 310ml cartridge.
